Why Rent through EMS instead of other local housing agencies?
1. There is NO COMMISSION FEE taken from your rental price.
2. EMS provides and pays for daily housekeeping services.
3. If you have rented with EMS in the past, there is NO listing fee, unless, we must take new photographs.

How should I determine what my house should rent for during Masters Week?
You can expect to receive between $1,000 and $1,500 per bedroom and bath. Of course each home is unique and the total rental fee is determined on an individual basis. You can also talk with some of your neighbors who have rented their homes and find out what they have received in previous years. The use of the home will also affect the price. For example, the owner of a ?Host Home? (see Types of Housing) will be paid more than that of a sleeper, depending on the number of guests and usage.)

Is there an application fee for listing my home with EMS?
There is no fee to list your home, but we do not accept homes that are located further than 12 miles to the course (with the exception of Champions Retreat).

How do I prepare my home for my Masters guests?
Your home should be thoroughly cleaned before your guests arrive. If you would like to meet with the housekeeper who will be provided by EMS before the Masters please contact EMS. We suggest that you have them visit your home for a ?Spring Cleaning? a week or two before the Tournament. Homeowners are responsible for service prior to Masters week and EMS will take care of service during the week of the Masters.
Homeowners are responsible for supplying cleaning products and equipment for their homes including Windex, 409, vacuum cleaner, mops, toilet brushes, etc. If you have any special cleaning needs, such as hardwood floors, please leave supplies and specific instructions. This can be reviewed and discussed with the housekeeper prior to Masters.
Housekeeping Service: EMS provides daily housekeeping service for all rental properties
Make sure all light bulbs, inside and out, are in working order. Please leave any special instructions for operation of the Heat/Air Conditioning and Alarm Systems, as well as the telephone answering machine, etc. Nightlights in strategic areas are always welcomed.
Make arrangements for your mail to be picked up, as well as arrangements for off-site care of house pets.
Please remove personal treasures or IRREPLACEABLE ITEMS from your home; store in a locked secure area or elsewhere off the premises.
Please leave a list of emergency numbers where you or a member of your family could be reached, the name of your preferred electrician, plumber, etc. you use, as well as the location of shutoff valves for water, electricity, and gas lines.
Please remember, do not enter your property during Masters Week unless you have made arrangements through an EMS representative. EMS? clients expect to have privacy at all times during their stay in Augusta.
Audiovisual Equipment
Guests will wish to use TVs, VCRs or radio/stereos. Any special instructions should be left for the operation of equipment. Each homeowner is responsible for furnishing cablevision and telephone service, each should be in working order. Provide EMS with availability of fax machine and number.
Appliances
All appliances must be in working order. A coffee pot will be needed. We do request that you clear most of the refrigerator so sufficient space is available. They do not expect you to remove condiments. Freezer space is important for ice, etc.
Bath Amenities
Please make sure each bathroom has an adequate supply of soap (liquid soap is nice in the shower area), facial tissues, and toilet tissues. Also please remove any personal items from countertops. Leaving these items in drawers and cabinets is fine. Each BATHROOM should have an adequate supply of towels, hand towels, and wash clothes. Some homeowners who rent frequently have sets of towels ?Just for Masters each year.
Bedrooms and Closets
Please provide a small amount of space and spare hangers in the closet of each bedroom. Empty one dresser drawer and have mattress pads on all of the beds being used. Luggage racks are not necessary, but are very nice to have in bedrooms where there is no space to leave a suitcase open. A bedside lamp is nice and an alarm clock with operating instructions is necessary.
Please make each bedroom as ADULT as possible. Remove children?s personal collections, posters, toys, etc.
Two sets of nice sheets are to be provided for each bed along with two pillowcases for each pillow. Some homeowners who rent each year have simply purchased sets of sheets used exclusively for Masters each year.
Keys
The homeowner is responsible for turning in four keys to the EMS office on or prior to Thursday, March 30. Keys may be picked up at EMS Tuesday through Friday after the Masters from 10 a.m. until 5 p.m. daily.

What happens if there is any damage to my home?
The client renting your property will be responsible for any damages or losses to your property. However, normal wear and tear are the homeowner?s responsibility. You should also contact your personal insurance carrier with regard to any short-term coverage you may feel appropriate to cover yourself during rental, generally costing $15 to $30. Homes are generally returned as received, however if a problem exists, please notify EMS immediately in order to resolve this issue. EMS will act as a liaison to assist in any way possible or will allow you to contact the client directly per your request.

Should I list my home with other agencies?
EMS, Inc. DOES NOT require exclusive rights to rent your home. Our main goal is to assist you with renting your home and to take care of our out of town guests for the week. Therefore, if you have not rented through EMS in the past, we recommend listing with other agencies as well. Local agencies include Travel Masters in Surrey Center, Corporate Quarters and the Masters Housing Bureau.

Do I have to pay taxes on the money I receive for renting my home?
EMS will send you a 1099 form for rent received as a result of renting your home during the Masters Tournament. If you have rented your house for less than the 15 days during the year, this income is not taxable. Please note the tax regulation from a national tax service, Research Institute of America, Inc.
Limitation on Deductions
M-6015. The minimal rule for income and expenses from brief rental of residence ? Rental for Less than 15 days.
Where a dwelling unit is used by the taxpayer as a residence and is actually rented for less than 15 days during the tax year, then (1) no deduction otherwise allowable because of the rental use of the dwelling unit is allowed, and (2) the income derived from the rental use is not included in the taxpayer?s gross income.
